As a long-time resident of Modera 44, I’ve noticed that the property has continued to fall into a state of disrepair and increasingly unkempt beyond the normal wear and tear associated with regular resident turn-over. My views have been similarly expressed by other residents who have noticed a significant decline in the quality of life for the community. This is tremendously disappointing since this rental property is among the most expensive in the Morristown area. This used to be a 5-star location, but is now trending towards 1-star for the value associated with the quality of the conditions. Coincidentally and perhaps frustratingly, this decline has coincided with a change in the management staff. Ever since the departure of Alex Estrada and Jenny Irwin, and the placement of Derek Silvestri as Property Manager, the conditions at Modera 44 have really eroded. The interior hallway walls are scuffed and damaged while the carpets are significantly stained. The exterior of the property is often strewn with litter. The landscaping is in terrible condition and often not addressed for months. The western side of the building is often littered with broken bottles and assorted trash. There are dog waste droppings surrounding the entire property and not enough waste stations placed throughout the grounds to collect and dispose. Often the few stations that are available are over-stuffed having not been emptied with regular frequency. Management does little to nothing to address the residents who do smoke directly outside the building despite it being a direct violation of the rules governing this non-smoking property. These residents and guests give little consideration to violating the proximity and discard of their cigarettes directly on the ground. The parking garage and exterior are in dire need of a power-washing, and the entrances are need of a thorough cleaning and repair. The cleaning and maintenance staff is evidently not resourced enough to handle the demands of such a large property.
